Phase I
Phase I Environmental Site Assessments (ESAs) are a risk management tool used to evaluate commercial real estate properties. Phase I ESA reports include an extensive historical review of property development, former tenant operations, and regulatory compliance issues. Our environmental consultants have a detailed understanding of the risk associated with hazardous and regulated materials storage, use, generation and disposal, above ground and underground storage tanks (ASTs/USTs), and polychlorinated biphenyls (PCBs). We will provide a concise technical report with fully developed conclusions and recommendations so our clients can manage risk and make informed business decisions. We can also help our clients evaluate business risks associated with asbestos, lead-based paint, radon, and microbial growth.
Phase II
We perform Phase II ESAs using tools such as Ground Penetrating Radar (GPR), air monitoring, soil sampling, and groundwater sampling to evaluate onsite conditions. We are familiar with regulatory guidelines and requirements affecting environmental management and remediation.
Asbestos Sampling
We provide asbestos sampling services so our clients can determine if interior building products contain asbestos fibers. Asbestos is a known carcinogen that still exists in many existing buildings. We partner with a local Licensed Asbestos Consultant (LAC) to provide asbestos reporting required by various regulatory agencies as part of the permitting process for building renovation or demolition activities.
Regulatory Compliance Assistance
Our clients include a wide range of local, national, and international companies, including banks, private lenders, insurance companies, investors, and property owners. We can help you navigate the often complicated demands of local, state, and national regulatory agencies. We can assist you in determining if your property complies with permitting requirements, and we can also help you address any violation notices.
